Privacy for each family member was also important, along with views from the common areas. Energy conservation and having a gaming zone was part of the discussion,” says Rupana. An assemblage of white cubes, the ones on the first floor audaciously cantilevered, meet the eye on approach.

At Hyderabad House

Through heartfelt dedication, Hyderabad House transcended the realm of a mere restaurant, transforming into a haven where stories intermingled, and strangers became cherished friends. The authenticity of their Hyderabadi cuisine touched the depths of patrons' hearts, evoking warmth, nostalgia, and a profound sense of belonging. The beautiful and satisfying smile from customers is the biggest inspiration and motivation that keeps us in the best position we are in now. In a farman issued in 1921, the Nizam ordered import of over a dozen hand paintings of renowned personalities each costing between ₹10,000 and ₹20,000 for decorating the palace. A total of 17 paintings, one painting screen and a painting table were ordered for use of decorative items in the royal palace. This was in addition to 30 hand paintings bought for ₹12,000 from a famous painter of the time, Abdul Rahman Chuqtai from Lahore, for the Hyderabad House.

Exactly a century ago, the Nizam initiated land purchase to build his royal residence in New Delhi

The home is conceptualised such that it mirrors the personalities and lifestyles of its inhabitants. One of the guiding principles of NR House is sustainability that is reflected in the natural palette and semiprecious and natural stone accents seen through the home. “Our natural material palette is composed of renewable elements like stone, wood, organic fabrics, metal and brass. We juxtaposed these diverse materials to create harmonious interiors that reflect our lifestyle,” shares Reddy.

At night, they glow like beacons due to the extensive glass frontage which also facilitates spectacular views of the city. The challenge in designing this house was to utilise the steep gradient of the site and incorporate the structure into the frame of nature. The two cubes on the first floor appear to be projecting from the terrain,” says Niroop. The interiors showcase an impressive scale and in the living, a massive tree in the interior courtyard creates an indoor-outdoor connection. All spaces are awash in natural hues and ethnic Indian art keeps the home's design rooted. Four bedrooms, 800-square-yards of land, Hyderabad's Banjara Hills, a compact family of three and the requirement of larger-than-life luxury.

Hyderabad House is a living reminder of the profound power of food—a catalyst that unites, nourishes, and ignites the spirit within us all. Within its walls, culinary excellence transcends into an experience that resonates deeply, weaving a tapestry of flavors, heritage, and shared moments that forever etch themselves upon our souls. The building was insured for ₹12 lakh and its furniture for ₹6 lakh with Gillanders Arbuthnot and Co. This apart, a plot measuring 3.73 acres abutting the Hyderabad House was purchased at ₹5,000 an acre totalling ₹18,650; an adjacent building was purchased at ₹40,000 along with furniture.

Although ₹26 lakh was initially sanctioned for the structure and its furnishings, a farman issued by the Nizam’s State subsequently allowed the principal architect to spend up to ₹50 lakh. The first step for the construction of the majestic building, the purchase of 8.2-acre land, was initiated by the Seventh Nizam of princely State of Hyderabad, Mir Osman Ali Khan, exactly a century ago. Construction of the building was necessitated after the British inducted the traditional rulers of princely states into a Chamber of Princes. These rulers needed accommodation in Delhi whenever they were supposed to attend the Chambers’ meetings convened by the British.

Bengaluru-based architecture and design studio CollectiveProject gave form to an ambitious project—a tranquil holiday home right in the heart of the city. Set on the rocks overlooking the Durgam Cheruvu Lake, Hyderabad, the Lakehouse is a seemingly weightless structure of stone, wood, and glass. A rare sense of detachment from the urban surroundings is offered by the structure's rocky perch.

The [horizontal] extensions deliberately give the structure a sense of proportion.” On a street known for its patchwork of singularly designed one-of-a-kind homes, the overlapping volumes don't get lost in the overwhelming luxury on display. It stands tall, quite literally, on its plot, a contemporary jigsaw with variously sized pieces glued into a dramatic, cohesive whole. A home to its inhabitants, sure, but a nicely balanced, life-sized sculpture for the many passers-by too. One of the first aspects that grab your attention in this Hyderabad home is its scale. Sprawled across 9,023-square-feet in Hyderabad's tony Jubilee Hills, the façade with its floor-to-ceiling windows and abundance of natural light makes a stunning first impression. The two story house (along with a semi-basement) belongs to and has been designed by Niroop Kumar Reddy, principal architect, NA Architects.

Hyderabad House has played host to Foreign Heads of State, Heads of Government and other personages since India’s Independence. This butterfly shaped edifice was the most impressive of all royal dwellings for the Maharajas in the city. With the Central dome, Quadrangular gardens, Circular foyer and stairway, archways & obelisks, Hyderabad House blends predominantly European architectural features with Moghul motifs. Hyderabad House, just north of India Gate exemplifies the richness of taste in art, architecture and craftsmanship.
